When we picture the homes of the ultra-rich, we tend to imagine sprawling estates surrounded by greenery, oceanfront villas or remote castles sealed off from ordinary life. Few of us would picture an actual bunker island shared by some of the richest and most famous people on the planet.

That island exists. It sits roughly half an hour’s drive from Miami and it is called Indian Creek. Fewer than 100 people live there, it has its own private police force, and being a billionaire is not, on its own, enough to buy a house.

The Billionaire Bunker

Over the past two decades, according to figures compiled by Forbes, the number of billionaires who have moved their residence to Florida has grown exponentially, driven largely by the state’s unusually friendly tax regime. Florida levies no state income tax, which makes the arithmetic obvious for anyone relocating from New York or California.

Indian Creek, however, is a case of its own — describing its residents as «ordinary» billionaires would be an understatement.

The island has long been nicknamed the Billionaire Bunker, and the reasons are easy to grasp. This is a private island in Biscayne Bay, about 14 miles (23 km) from Miami, ringed by water and built around a golf course, where since 2023 no property has changed hands for less than $64 million (roughly €55 million).

The record was set in early 2026, when Meta founder Mark Zuckerberg and his wife Priscilla Chan bought an estate on the island for a price that, according to The Real Deal, came in at around $170 million — a little over €145 million.

A fortress with one way in

Indian Creek functions as something close to a sovereign enclave. It has its own municipal government, a private security force of 13 officers providing round-the-clock patrols, and a marine unit that keeps paparazzi and curious boaters at a distance. There is exactly one way in: a bridge guarded day and night.

The houses are laid out around a private golf course, which means the entire perimeter is spoken for. No new lots can be carved out. The supply is fixed at what already exists.

Who actually lives there

Indian Creek is currently home to fewer than 90 residents, spread across the island’s 41 ultra-luxury lots.

Beyond Zuckerberg, the best-known names include Jeff Bezos, who owns several lots on the island; Ivanka Trump and her husband Jared Kushner, who have owned an estate there since 2021; NFL legend Tom Brady; and the French DJ and producer David Guetta, who bought a luxury villa in 2023.

Also holding property on the island are the Emir of Qatar, Tamim bin Hamad Al Thani; billionaire investor Carl Icahn; ESL Investments founder Eddie Lampert; and entertainment figures such as supermodel Adriana Lima and Spanish singer Julio Iglesias.

It is an extraordinary concentration of capital on a single strip of land — and a reminder that at the very top of the property market, what is being bought is not square footage but the guarantee that nobody uninvited will ever get close.
